Applications

All occupants 18 and older must submit a separate application and undergo screening.

A government-issued photo ID is required for all applicants 18+.

Applicants must demonstrate a combined gross monthly income of at least 3x the monthly rent. Required documentation includes your 4 most recent pay stubs and 3 most recent bank statements. Additional documentation such as offer letters, SSI/disability award letters, or tax returns for self-employed applicants may also be accepted.

Combined income includes the gross monthly earnings of all applicants on the lease added together. For example, if one applicant earns $2,000/mo and another earns $1,500/mo, the combined income is $3,500/mo.

The Rent Credit program requires a minimum credit score of 550. There is no minimum credit score for Rent-to-Own or Purchase programs.

Employment verification may be conducted for applicants with insufficient documentation of employment.

Yes, a criminal and housing background check is required for all applicants 18+.

The application fee is $50. Applications are currently free for a limited time at the following communities:

• A&B MHP
• Bethany
• Creekwood Estates
• Regal Dogwood
• Double E
• Regal Evergreen
• Richland Heights North
• Richland Heights South

Starting July 1st, all applicants enrolling in a Rent Credit or Rent-to-Own program will be required to participate in landlord verification.
